Management and maintenance is amazing. Stephanie is always happy to answer any question and take care of any issue we have, which is a stark contrast to other places I have rented. There were a few small things broken when we moved in and they were fixed ASAP. Quiet place with friendly people.

The new management is great (old management was the absolute worst). We've lived here for 6 years and the grounds are well kept and the maintenance man is super helpful and works quickly. Good job to the new people running the Ranches!

We came across The Ranches a while ago and we instantly became obsessed with the thought of living here one day. When the time was right, we applied and fortunately were approved! From day one, Stephanie has been quick and eager to assist us with any questions or help we may have/need. The units are super spacious and well maintained. I must add that our pup loves the bark park and let’s not forget the fact that we have such a gorgeous view! From the mountains to the horses nearby and then of course, the sunrises and sunsets. We are just in absolute awe with our new home and neighborhood. Thank you for having us (:

Stephanie is seriously the best, she told me all about the prices up front, she took her time to explain to me everything that they charge for and why they charge it. The Ranches look very well taken care of, very clean. I would definitely recommend this community for anyone who is looking for a new place to live, close to schools, parks, grocery stores and everything that North Ogden offers.

The Ranches are well maintained, except some residents refuse to pick up after their dogs. Eventually, that gets cleaned by landscaping or someone paid to do it, but it's a shame people do that because many kids & other dogs like to play in the grass. The neighbors have been nice. It's usually quiet and low traffic, with stores & a gym within walking distance. There's also a small private gym that's clean & well maintained and open to residents. We are VERY happy with the property manager Stephanie Johnson & Mitch from maintenance. They work so hard & they are super responsive. So why 4 stars instead of 5? We don't love the media package that we are required to pay for but that's not on them. We would love for that to be optional because we can get what we need via streaming video. That would also remove the hassle we had with the DISH service install. It took 4 attempts & at least as many hours to get that working. The mandatory DISH cost & installation experience alone cost The Ranches a star in this rating. But overall we've had a good experience so far & find the location convenient.

The ranches are beyond amazing me and my husband love loving here!! There amazing beautiful roomy townhomes! Our landlords are always on top of everything. Any request or questions we have they take care of us. I would recommend family and friends here no doubt! Truly the best place if you’re looking to rent I will never go anywhere else!

Overall, The Ranches is a decent place to live. Houses are in good shape and the grounds are well maintained. The management company does love to charge fees for pretty much everything though. However, I am mainly writing this review to rave about Stephanie, the property manager! I had a difficult roommate situation and ended up having to move out. Stephanie made the whole process so much easier to deal with. She is the best thing about this complex.

I loved my stay at The Ranches. The Office Manager, Stephanie, is phenomenal. She is completely on top of any needs whatsoever, including getting closure on maintenance requests immediately, along wirh her personal follow up. The lawns are well maintained. Stephanie comes up with creative and charming ways to show residents they are appreciated and valued, such as bringing treats into the office, just to pamper you. Communication to residents is always delivered in a positive and upbeat way. Stephanie is warm, welcoming, and professional at all times. The owners made an excellent decision when they chose her, as she genuinely cares about the residents. The townhomes are very spacious with beautiful flooring and large walk-in closets. They are also in a really great location with a nice, safe and quiet neighborhood. It's the perfect place for your sanctuary. I highly recommend living at The Ranches.

The manager, Stephanie Johnson, always makes time for the residents. I can walk into the office and she always takes the time to answer my questions and is very professional and friendly. She makes sure that the residents are in the loop of things going on. I enjoy living here, the townhomes are spacious and pretty quiet.

I should start this review and preface, I don't currently live at The Ranches, and likely never will. But I am leaving this review because I had such a positive experience with one of the property managers, Stephanie. I am relocating to Ogden from out of state, which is always a stressful endeavor. I met Stephanie, and even though The Ranches didn't end up having what I was looking for, Stephanie was very transparent about other properties she'd recommend in the area, what it's like living in Ogden, and I felt like my needs were priority, versus just trying to get another unit of hers filled. Even though I can't speak to what it's like living there, I can only assume that the level of excellent customer service I received likely extends to residents as well. In a frustrating apartment hunting seasons where so many properties are impossible to talk to someone on the phone and treat you almost like they don't even want your business, I received a much different experience when I visited this property.

My girlfriend and I just moved in at the end of January and Stephanie, the property manager, has been amazing to work with! I always feel so welcomed when I go into the office and she's been wonderful at responding to emails in a timely fashion. Our microwave didn't work when we first moved in and she made sure to reach out to keep us up to date on the maintenance request and when things were expected to be delivered. She's new this property and still trying to figure some stuff out but she lets us know as much as she does and always checks back in when more information becomes available. We both grew up in the north ogden/ogden area and wanted to stay close and this property is in a great area. It's really close to the pool, and stores. The roads are nice and wide, there's areas for our friends to park when they visit. So far it's been a great experience!

Townhomes are in excellent condition and are very well maintained. Prompt snow removal. Private attached garage with every unit. Good tenant mix--friendly neighbors including first responders--treat the townhouses as "owners." Rental townhouses are comparable to the ownership townhouses in the area. Convenient to everything you need--Smith's Marketplace, restuarants even urgent care are nearby.

Beautiful property. The new management is highly energetic and incredibly helpful. It's perfectly located with a variety of education options for my children. Couple of charter schools that are excellent in the public schools are really not that bad. It's centralized enough for a ton of outdoor recreational activities. In addition to various places indoors that offer all kinds of options for entertainment. It's close enough to any and all shopping you may want to do. But still far away enough that you're not in the crush of humanity. I will recommend this place to anybody that I know that's looking for a home for them and their family.

Me and my Husband live at the Ranches for 2 1/2 years very quite area very clean they take good care of there property and there Tenets never had any problems why we live there I would recommend the ranches townhome to anyone looking to rent kid friendly and pet friendly as well. Scarlet in management is awesome she will help you in anyway she can she loves all her residence she always make sure there taken care of she managed other property as well so if your looking for a place to rent ask for Scarlet she will be more then gladly to help you get in to a Comfortable place to call your home.

We've lived here about 2 months. It's very nice, not cheap but very nice. The office staff has been helpful and accommodating and the repair people were good too. Nothing major but they wanted to make sure I was happy. Sound insulation between units is extra good. We almost never hear the families or did next door on either side. This is a perfect temporary home for us.

From the minute we walked in to our TownHouse for a tour we new we had found our home! The leasing Office was wonderful to work with, both Carrie and Angela worked hard to make our move as smooth as possible. Its been 4 months and we couldn't be happier! We so appreciate Management and the effort they put into keeping the homes and the property in such beautiful condition.
